1. Terms

Welcome to PropertyHunt.ae. These Terms of Use (“Terms”) govern your access to and use of the PropertyHunt.ae website (the “Website”). By accessing or using the Website you confirm that you accept these Terms and agree to comply with them. If you do not agree with these Terms, you must not use the Website.

You may only use the Website if you are at least eighteen (18) years old and are not otherwise prohibited from using the Website under the laws that apply to you. You are responsible for ensuring that anyone who uses the Website through your account or network is aware of and complies with these Terms.

These Terms incorporate our Privacy Policy. If you download any mobile app associated with PropertyHunt.ae, additional app-specific terms may apply.

2. Limitations

PropertyHunt.ae provides a platform where agents, developers and property owners may list properties. We are not a real estate agent and do not act on your behalf in any transaction. All Listings are created and managed by third parties and are published on the Website in good faith.

No warranty on Listings: We do not guarantee the accuracy, completeness or currency of any Listing. You must verify all details directly with the party that listed the property.
No transactional role: We merely facilitate introductions and are not involved in negotiations, contracts, payments or other transaction steps between you and a third party.
Use at your own risk: You access and rely on Listings and other content solely at your own risk and should obtain independent professional, legal or technical advice where appropriate.

In addition, you must not use the Website for any automated data collection (for example scraping or building databases), to create a competing service, or to engage in any activity that would overload or damage our systems. We may suspend or terminate access that we reasonably believe breaches these limitations.

3. Revisions and errata

We try to keep Website content accurate, but information (including property descriptions, prices and availability) may contain errors, omissions or be out of date. We reserve the right to correct, update or remove content at any time without prior notice.

If you rely on information posted to the Website, you should independently confirm that information with the person or organisation that provided the Listing. We are not liable for any losses that result from reliance on incorrect or outdated information on the Website.

If you notice incorrect, misleading or fraudulent content on the Website, please report it to support@propertyhunt.ae so we can investigate and, where appropriate, take corrective action.

4. Site terms of use modifications

We may update these Terms from time to time. When we do, the updated Terms will be posted on the Website and the “Last updated” date at the top will change. Continued use of the Website after we publish updated Terms constitutes acceptance of those changes.

We recommend you review these Terms periodically.
Where a material change is made, we may notify you by email or by posting a notice on the Website.
If you do not agree to the modified Terms, you must stop using the Website. Termination or suspension of your account may occur if you fail to comply with the updated Terms.

Losses and disclaimers: To the maximum extent permitted by law, PropertyHunt.ae is not liable for direct or indirect losses arising from your use of the Website, including loss of profit, business interruption, reputational loss or corruption of data.

1. Who we are and how to contact us

PropertyHunt.ae is an online property listing platform operated by PropertyHunt.ae ("we", "us", "our"). The Website is accessible at www.propertyhunt.ae.

2. You accept these Terms by using the Website

These Terms of Use ("Terms") constitute a legally binding agreement between you and PropertyHunt.ae. By accessing or using the Website you accept and agree to be bound by these Terms. If you do not agree to these Terms, do not use the Website.

You may not use the Website if (a) you are under 18 years of age, or (b) you are otherwise prohibited by applicable law from accessing or using the Website. You are responsible for all persons using the Website through your network or account and ensuring they comply with these Terms.

8. Your interaction with real estate agents and listings

PropertyHunt.ae is a platform that enables third parties (agents, developers, landlords and owners) to list properties for sale or rent (each a "Listing"). We are not a real estate agent and do not provide brokerage or advisory services.

Listings are provided by third parties. We do not verify Listing accuracy and accept no responsibility or liability for Listings or the conduct of advertisers. You are responsible for conducting your own due diligence (including instructing surveyors or seeking legal advice) before relying on or entering into any transaction.

When you enquire about a Listing, your contact details may be provided to the advertiser; we are not responsible for further communications between you and the advertiser.

9. Our responsibility for loss or damage

To the fullest extent permitted by law, PropertyHunt.ae excludes all liability arising from your use (or inability to use) the Website, including but not limited to:

Any direct, indirect, special, incidental, consequential or punitive damages;
Loss of revenue, profits, business, goodwill, reputation or data;
Losses due to errors, omissions, or inaccuracies in Listings;
Losses caused by third-party communications or actions;
Loss or damage resulting from viruses, malware, or other harmful content.

Where local law does not allow exclusion of liability, our liability will be limited to the maximum extent permitted by law.

10. Content on the Website

Content may contain inaccuracies or typographical errors. We may change, update or remove content at any time without notice. We do not guarantee that the Website, or any content, will be error-free or uninterrupted.

11. Making the Website available to you

We aim to provide continuous access to the Website but cannot guarantee uninterrupted availability. We may suspend the Website for maintenance, upgrades or for other reasons and will aim to minimise any downtime. We accept no liability for interruptions to the Website.

13. Licence to use Contributions you post

You represent and warrant that you own or control all rights in your Contributions and have the right to grant the licence above. You also warrant that Contributions do not violate any law or third-party rights and are not offensive, defamatory, obscene or otherwise inappropriate.

We may remove or disable access to Contributions for any reason at our discretion.

By using the Website you consent to receive electronic communications from us (email, SMS, WhatsApp or in-site notifications). Electronic communications satisfy any legal requirement for written notice. We will send notices to the email or phone number you provide to your account.

You agree to indemnify and hold PropertyHunt.ae and its officers, employees, agents and affiliates harmless from and against all losses, damages, liabilities, claims and expenses (including reasonable legal fees) arising out of or related to your breach of these Terms, your Contributions, your use of the Website or your interactions with other users or advertisers.

The Website and services are provided "as is" and "as available". Except where prohibited by law, we disclaim all warranties, whether express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, non-infringement, accuracy and uninterrupted availability.

17. Call monitoring and recording

Advertisers who subscribe to any call-tracking services we offer may have inbound calls recorded for quality and training purposes. You will be notified where a call may be recorded. By contacting advertisers via the Website you consent to such monitoring or recording where applicable.

18. Governing law and jurisdiction

These Terms are governed by the laws of the United Arab Emirates. Any disputes arising in connection with these Terms or your use of the Website will be subject to the exclusive jurisdiction of the courts of Dubai, United Arab Emirates, unless otherwise required by applicable law.

19. General terms

If any provision of these Terms is held invalid or unenforceable, the remainder of the Terms will remain in full force.
We may assign or subcontract our rights and obligations under these Terms without consent.
We reserve the right to change, suspend or discontinue any aspect of the Website or services at any time.
We will not knowingly provide services to sanctioned persons or restricted jurisdictions in compliance with applicable laws.
